Job Summary
A Reputed Real Estate Developer is seeking a Quantity Surveyor & Billing Engineer to support cost planning, measurement, and billing for real estate development projects. The role focuses on accurate quantity take-offs, variations tracking, and timely submission of billing to protect project margins and cash flow. This is ideal for candidates with 5+ years of experience in measurement, valuation, and construction billing.
Key Responsibilities
- Perform quantity take-offs from architectural/structural/drawing documents and update measurement sheets for each project package.
- Prepare BOQ and cost estimates at the project stage, and ensure alignment with drawings, specifications, and contract requirements.
- Measure completed works using site measurements, reconcile with consultant/contractor records, and maintain auditable measurement trails.
- Compile variation/claims documentation, including measurement basis, rate impacts, and supporting calculations for approval and billing.
- Generate billing quantities and prepare billing schedules for interim payments, progress billing, and final accounts as required.
- Review subcontractor invoices against approved work quantities, rate sheets, and contract terms; flag discrepancies for correction.
- Maintain organized project cost and billing records, including correspondence, change orders, and backup documentation.
Requirements
- Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or a related discipline.
- 5+ years of experience in quantity surveying and billing/valuation for construction or real estate development projects.
- Analytical and problem-solving ability — proficient in measurement verification, variance analysis, and resolving quantity/rate mismatches using calculation-based evidence.
- Ability to work with confidential information — maintain strict control of contract documents, rate sheets, billing data, and internal cost records.
- Ability to work under pressure and meet deadlines — deliver interim measurement and billing outputs on time for project cashflow and reporting cycles.
- Ability to multitask — manage multiple project packages simultaneously while keeping records accurate and up to date.
- Proficiency in measurement and estimating tools such as MS Excel (advanced functions for cost sheets), and experience with BOQ preparation.
- Familiarity with construction contract basics (re-measurement, variation handling, and progress payment terms) and ability to translate contract clauses into billing outputs.
- Certifications such as a Civil/Quantity Surveying-related professional certification or equivalent industry accreditation (preferred).
Nice to Have
- Experience working with real estate development billing workflows, including consultant/intermediate approval processes.
- Exposure to software such as AutoCAD for drawing take-off support and/or estimating/quantity tools used by contractors.
- Prior experience coordinating with clients, consultants, and contractors to close measurement and billing within agreed timelines.
What We Offer
- Opportunity to work on real estate projects with experienced technical and project teams.
- Professional growth through exposure to measurement, billing, and contract documentation across multiple project stages.
- Supportive work environment with structured project reporting and clear documentation standards.
- Compliance-focused culture emphasizing accurate records, timely delivery, and quality control.
